House rules and booking conditions

By placing a booking, you agree to the house rules and booking conditions below.

House Rules

1. General

  • Please treat Boshuisje de Kempen and the holiday park as if it were your own home and garden: keep it tidy, peaceful, and show respect for others.

  • We kindly ask you to take your shoes off when entering the property.

  • Indoor furniture must not be moved outside (with the exception of the high chair).

  • The number of guests must not exceed the number specified in the booking. Extra overnight guests are only permitted with prior written consent.

  • Smoking/vaping is not permitted indoors. You may smoke or vape outside, provided that cigarettes are properly disposed of in the ashtray.

  • Pets are not allowed, in accordance with the park regulations.

  • Please ensure you are covered up when walking to and from the sauna (e.g., wearing swimwear, a dressing gown, or other appropriate clothing).

  • Commercial erotic activities or escort services are strictly forbidden in the holiday home.

  • The possession, use, and trading of drugs are strictly prohibited within the holiday home and throughout the park.

  • The Wi-Fi is strictly for normal, legal internet use. Illegal downloading or streaming of copyrighted material is not allowed.

  • The property must be left tidy and neat, in accordance with the checkout checklist found in the welcome folder inside the holiday home.

2. Safety

  • In case of emergency: call 112 immediately and ensure you and others are safe. Please inform us as soon as possible afterwards. Information regarding emergency services and the nearest hospital can be found in the information folder in the house.

  • The use of candles or any other open flames is not permitted inside the property.

  • A fire extinguisher is provided. It is located in the living room next to the chaise lounge section of the sofa.

  • Please ensure all windows and doors are securely locked when leaving the property.

3. Peace and Neighbours

  • Boshuisje de Kempen is located on a small-scale forest park surrounded by nature, where people come to enjoy the peace and quiet. Please respect this and avoid creating any noise disturbance.

  • Quiet hours apply across the park between 22:00 and 08:00. We kindly ask you to keep noise levels (both inside and outside the house) to a minimum during this time.

  • Parties, events, and loud music are strictly prohibited.

4. Traffic and Parking

  • Parking is available at the central car park located by the park entrance, just before the barrier.

  • The park is entirely car-free for guests; only property owners are permitted to drive onto the park at designated times.

  • Mopeds and motorcycles must have their engines switched off and be pushed when on the park paths.

  • Electric vehicle charging is available at the public charging points in the car park of the neighbouring holiday park, which is a 5-minute walk from Boshuisje de Kempen.

5. Waste Disposal

  • Waste must be separated. Please use the designated communual bins for general waste, glass, paper, and plastic located near the park entrance. Bulky waste must not be placed in or near the bins.

  • Do not leave any rubbish bags or loose waste next to the bins.

  • Please do not leave food scraps in the garden, including scraps intended for birds.

6. Damage

  • If anything gets broken or damaged during your stay, please report it immediately so we can find a suitable solution together.

7. Children

  • Children are very welcome at Boshuisje de Kempen. Please note that the interior is not specifically child-proofed, so we ask you to keep a close eye on things to prevent any stains or damage.

  • Plastic children's tableware, cutlery, and cups are provided. A Maxi-Cosi Minla high chair and a travel cot are also available. Please bring your own cot bedding, including a fitted sheet.

  • Please do not change nappies on the beds or the sofa. Use your own changing mat or a towel instead. Nappies should be placed in a sealed nappy bag and disposed of in the general waste bin.

Booking Terms & Conditions

1. Booking and Confirmation

1.1 | A booking is only final upon receipt of a written confirmation via email.

1.2 | The full amount must be paid immediately upon booking, unless otherwise agreed in writing.

1.3 | In the exceptional event of a double booking (for instance, due to a technical error), the last registered booking will be cancelled. In this case, you will naturally receive a full refund of the amount paid.

2. Cancellations and Amendments

2.1 | If you wish to cancel your booking, please send an email to info@boshuisjedekempen.nl. In the unfortunate event of a cancellation, we are happy to look for a suitable solution and may be able to reschedule your stay. If this is not possible, the following cancellation fees will apply, in accordance with the RECRON conditions for holiday stays:

  • For cancellations up to three months before the arrival date, the cancellation fee is 15% of the total booking amount;

  • For cancellations up to two months before the arrival date, the cancellation fee is 50% of the total booking amount;

  • For cancellations up to one month before the arrival date, the cancellation fee is 75% of the total booking amount;

  • For cancellations within one month of the arrival date, the cancellation fee is 90% of the total booking amount;

  • For cancellations on or after the arrival date, the cancellation fee is 100% of the total booking amount.

  • In the event of a cancellation, you will receive the paid amount minus the cancellation fee refunded to your bank account within 7 days.

2.2 | We strongly advise you to take out cancellation insurance. This can cover potential cancellation fees in the event of unexpected circumstances such as illness, pregnancy, involuntary unemployment, or other valid reasons that prevent your trip from going ahead.

2.3 | We also recommend taking out travel and personal liability insurance. These policies provide coverage for matters such as damage, injury, loss, and theft during your stay.

2.4 | If we are forced to cancel the booking—for example, due to force majeure (unforeseen circumstances beyond our control)—you will, of course, receive a full refund.

3. Arrival and Departure

3.1 | Check-in is available from 15:00 onwards on the day of arrival.

3.2 | Check-out must take place by 10:00 at the latest on the day of departure. An early check-in or late check-out is only possible by prior arrangement and is subject to availability.

3.3 | The property must be left tidy and neat, in accordance with the guidelines on the checkout checklist found in the welcome folder inside the holiday home. In cases of excessive dirt or mess, additional cleaning fees will be charged to the guest.

4. Liability and Damage

4.1 | As the guest, you are responsible for any damage caused to the property, its interior, or its facilities during your stay. Small accidents like a broken glass can happen—please just let us know so we can sort it out before the next guests arrive.

4.2 | For larger damage (such as to furniture, the sauna, doors, locks, or in the case of fire or severe neglect/dirt), repair and replacement costs may be charged. This type of damage is often covered by your personal liability insurance.

4.3 | The loss of keys must be reported immediately. The costs for replacing keys will be charged to the guest.

5. Entering the Property

5.1 | We respect your privacy but reserve the right to enter the property if necessary (for example, in the event of technical issues or suspected damage).

5.2 | In such an event, we will always attempt to contact you first.

6. Limitation of Liability

6.1 | The hosts are not liable for any loss of or damage to personal belongings, or for any injuries sustained during the stay, unless caused by intent or gross negligence on the part of the host.

6.2 | The hosts are not responsible for temporary disruptions to utilities, technical equipment, or internet services, but will naturally do their utmost to resolve these issues as quickly as possible.

6.3 | The hosts are not liable for nuisance caused by third parties, such as neighbours, tree-pruning works, or temporary construction work in the surrounding area.

7. House Rules

7.1 | During your stay, you must adhere to the house rules provided above, which are also available for inspection inside the house. In the event of serious breaches, we reserve the right to terminate your stay immediately, without any refund of the booking amount.
